October 2025 Desert Market Report

What National Housing Trends Mean for Coachella Valley Buyers and Sellers

The national housing market is showing new life this fall. Inventory has reached 863,000 homes, up 19% year-over-year, and pending sales have climbed 5%, fueled by lower mortgage rates and renewed buyer confidence. After a quiet start to the year, 13 of the past 15 weeks have outperformed 2024, signaling momentum returning nationwide. The median contract price now stands at $397,500, about 2% higher than last year, though 41% of homes have made price adjustments as sellers meet buyers where they are.

The Takeaway for Our Desert Market

Our Desert tells its own story. With the main season beginning in November, timing matters more here than in most markets. Inventory has capped, and buyer demand remains resilient, creating a unique window for both sellers and buyers this fall.

For Sellers:

This is the moment to get ahead of the crowd. Timing is everything. Launching early means less competition and greater visibility with motivated buyers already preparing for the winter season. Well-presented homes in prestigious desert communities — including Andalusia, Rancho La Quinta, PGA West, Toscana Country Club, BIGHORN Golf Club, The Hideaway, The Madison Club, Trilogy at The Polo Club and Trilogy at La Quinta, are already attracting early interest. These neighborhoods continue to define luxury living in the Coachella Valley, drawing discerning buyers who appreciate world-class golf, resort amenities, and the signature desert lifestyle.

For Buyers:

In the desert, hesitation costs you. Trophy properties and well-priced homes move quickly, often before peak season. Those who move early and secure opportunities now gain the edge before inventory tightens again in winter.

For Everyone Watching the Market:

The Coachella Valley doesn’t always mirror national headlines. While affordability dominates other markets, lifestyle buyers, second-home seekers, and retirees continue to drive demand here. The right home—priced and presented well—always draws attention.

Looking Ahead

Lower rates and rising inventory are creating rare opportunities in the Coachella Valley. Whether you’re buying, selling, or just watching the trends, this fall offers one of the best seasons in years to make your move.
