Across all six major markets we track, La Quinta, Indian Wells, Rancho Mirage, Palm Desert, Palm Springs, and Indio, a consistent picture is emerging: inventory is rising, price reductions are accelerating, and conditions have tipped in favor of buyers.
Buyers continue to focus on lifestyle communities, golf properties, and homes designed for indoor outdoor living, particularly in sought after areas such as La Quinta, Indian Wells, Palm Desert, Rancho Mirage, and Palm Springs. Properties that are well priced and well presented are attracting the strongest interest.
A few highlights from this month's city-by-city data: Palm Desert offers the most active market conditions in the valley, with the widest selection at the most accessible luxury price point, a median list price of $749,999 across 373 active homes. La Quinta, home to Rancho La Quinta, PGA West, Toscana, Andalusia, and Trilogy, carries a median list price of $1,100,000 with 362 homes available and rising buyer momentum. Indian Wells remains the valley's most exclusive market, commanding $589 per square foot with boutique inventory of just 81 homes. Palm Springs holds the highest price per square foot at $599 and the lowest price-reduction rate at 24%, while Indio offers the most inventory in the valley at 404 homes and the strongest value entry point at $307 per square foot.
