The October 2026 Coachella Valley real estate market update highlights current home prices, buyer demand, inventory trends, and what it means for sellers and buyers across the desert.

Our season is here, and the desert is entering its strongest months of the year. Valley-wide, the average list price sits at roughly $931,000, or about $416 per square foot, and all seven cities we track are leaning toward sellers as demand builds into the season. Nationally, mortgage rates have moved higher, which gives prepared buyers more room to negotiate, while the desert stays steady and strong.

Buyers continue to focus on lifestyle communities, golf properties, and homes designed for indoor-outdoor living, particularly in sought-after areas such as La Quinta, Indian Wells, Palm Desert, Rancho Mirage, and Palm Springs. Properties that are well priced and well presented are attracting the strongest interest.

A few highlights from this month's city-by-city data: Indian Wells leads the luxury market at a $1,575,000 median, with the valley's highest price per square foot at $579 and the tightest inventory at just 50 homes. Palm Springs follows at a $1,007,499 median and $526 per square foot across 304 active homes. La Quinta offers country club living at an $843,500 median with 280 active homes, while Palm Desert delivers lifestyle value at a $669,950 median. Rancho Mirage anchors the luxury estate market at a $1,249,000 median with some of the most disciplined pricing in the valley. Cathedral City is the fastest-moving market in the desert, with homes selling at a median of 60 days and a $575,000 median price. Indio offers the strongest value at a $599,945 median, just $301 per square foot, with the largest selection in the valley at 378 active homes.

For homeowners who have been considering a move, the current market continues to offer meaningful opportunities. Many sellers are benefiting from years of appreciation while still finding strong demand for well-positioned homes in desirable desert communities.
