The April 2026 Coachella Valley real estate market update highlights current home prices, buyer demand, inventory trends, and what it means for sellers and buyers across the desert.

Something notable is happening across the Coachella Valley this spring. The Market Action Index, the single most reliable indicator of where the balance of power sits between buyers and sellers, has moved meaningfully higher across nearly every city we track. Markets that registered in the low 40s a month ago are now approaching 45, 46, and 49. That kind of broad, coordinated upward movement is a signal that buyer engagement is building across the desert.

Buyers continue to focus on lifestyle communities, golf properties, and homes designed for indoor outdoor living, particularly in sought after areas such as La Quinta, Indian Wells, Palm Desert, Rancho Mirage, and Palm Springs. A few highlights from this month's city-by-city data: Palm Desert holds the strongest momentum in the valley, tied for the highest Market Action Index at 49, with a median list price of $777,000 across 374 active homes. La Quinta, home to Rancho La Quinta, PGA West, Andalusia, and Trilogy, carries a median list price of $1,050,000 with rising buyer activity and a firming market. Indian Wells remains the valley's most exclusive market, with boutique inventory of just 80 homes and a median list price of $1,895,000. Palm Springs commands $583 per square foot and has firmed into a Strong Seller's Market, while Cathedral City, featured this month for the first time, ties Palm Desert with a Market Action Index of 49 and offers exceptional value at $333 per square foot.
