The June 2026 Coachella Valley real estate market update highlights current home prices, buyer demand, inventory trends, and what it means for sellers and buyers across the desert.

After years of uncertainty, the housing market has found its footing, and the desert is in a great place. All seven Coachella Valley cities we track are in Seller's Market territory this June, yet inventory remains plentiful and selection is strong across every price point. Buyers have real choices, sellers are seeing serious offers, and both sides are finding common ground.

Valley-wide, the average list price sits at roughly $1.06 million, or about $439 per square foot, with mortgage rates easing to 6.48%, down from 6.85% a year ago. Buyers continue to focus on lifestyle communities, golf properties, and homes designed for indoor outdoor living, particularly in sought after areas such as La Quinta, Indian Wells, Palm Desert, Rancho Mirage, and Palm Springs. Properties that are well priced and well presented are attracting the strongest interest.

A few highlights from this month's city-by-city data: Palm Desert holds the valley's strongest momentum and its only Strong Seller's Market reading. La Quinta, home to Rancho La Quinta, PGA West, Andalusia, and Trilogy, carries one of the lowest price-reduction rates in the desert at 32%, with a median list price of $995,000. Indian Wells commands the highest price per square foot at $619, while Indio offers the largest selection in the valley with 408 active homes and the most square footage for the dollar. Cathedral City is moving fastest of all, with homes selling at a median of 56 days.
