After three weeks where the spring festivals took center stage, the desert market has come back into focus, and the picture is unmistakable: every single Coachella Valley city we track is in Seller's Market territory this May. While national headlines point to rising inventory and a more cautious tone, the desert is telling a different story. Buyers who paused during festival season are re-engaging, sellers are getting their numbers, and well-positioned homes are still moving.
Buyers continue to focus on lifestyle communities, golf properties, and homes designed for indoor outdoor living, particularly in sought after areas such as La Quinta, Indian Wells, Palm Desert, Rancho Mirage, and Palm Springs. Properties that are well priced and well presented are attracting the strongest interest.
Valley-wide, the average list price sits at roughly $1.04 million, or about $432 per square foot, with all seven cities posting Market Action Index readings between 44 and 49. A few highlights from this month's city-by-city data: Palm Desert holds the strongest momentum in the valley with the highest Market Action Index at 49 and a median list price of $768,000. La Quinta, home to Rancho La Quinta, PGA West, Andalusia, and Trilogy, holds steady in Strong Seller's Market territory with a median list price of $1,090,000 across 381 active homes. Indian Wells remains the valley's most exclusive market, with boutique inventory of just 80 homes and a rising index. Palm Springs commands the highest price per square foot at $588, while Cathedral City is moving fastest of all, with homes selling at a median of 49 days, and Indio offers the largest selection in the valley at 448 active homes with the most square footage for the dollar.
