The September 2026 Coachella Valley real estate market update highlights current home prices, buyer demand, inventory trends, and what it means for sellers and buyers across the desert.

Our season is about to begin, and right now is one of the smartest windows of the year to buy. Every city we track remains in Slight Seller's Advantage territory, with Market Action Index readings ranging from 32 to 37 across all seven cities, and several rising over last month as demand begins to firm. What stands out this September is the combination of healthy inventory, steady prices, and real negotiating room, before the fall and winter season brings the desert back to life.

Buyers continue to focus on lifestyle communities, golf properties, and homes designed for indoor-outdoor living, particularly in sought-after areas such as La Quinta, Indian Wells, Palm Desert, Rancho Mirage, and Palm Springs. Properties that are well priced and well presented are attracting the strongest interest.

Valley-wide, the average list price sits at roughly $933,000, or about $417 per square foot, with all seven cities in Slight Seller's Advantage. A few highlights from this month's city-by-city data: Cathedral City holds the strongest momentum in the valley with the highest Market Action Index at 37 and a median list price of $569,000. La Quinta, home to Rancho La Quinta, PGA West, Andalusia, and Trilogy, holds steady with a median list price of $799,000 across 257 active homes. Indian Wells remains the valley's most exclusive market, now commanding the highest price per square foot at $578 with boutique inventory of just 47 homes. Palm Springs continues to attract design-minded buyers with a strong $539 per square foot, while Rancho Mirage shows the most disciplined pricing in the valley at just 22% price reductions. Indio offers the largest selection in the valley at 367 active homes with the most square footage for the dollar at $299 per square foot, and the fastest median days on market in the desert at 77 days.

For homeowners who have been considering a move, the current market continues to offer meaningful opportunities. Many sellers are benefiting from years of appreciation while still finding strong demand for well-positioned homes in desirable desert communities.
